Project Summary: When representing the Landlord on this project we were brought in after the client made a market driven change from being a client managed project, to having the landlord run the project. This meant that the client turned over much of their previous design and programmatic details to the Landlord’s selected Architect and we collectively made value engineering efforts to maintain the integrity of what Trace3 was looking to achieve while keeping within a previously agreed upon budget. Their design also included the need for a client facing Data Center that was able to be incorporated into the main Reception area, providing a defining element of who they are and what they do, along with a design feature that adds to their space.

Another unique constraint related to the project was the schedule; the building was in the midst of being sold, so we had to be especially diligent to managing a tight schedule so as not to jeopardize the sale. We were able to complete this project in a manner that was mutually beneficial to the tenant and building owners.
